“Molly helped us with our second HUD purchase, and even with experience, it was complicated. We’re so grateful Molly helped us out!
HUD properties are bought through auction, and you don't get to negotiate inspection issues or repairs. The right inspector is critical. Molly lined up a knowledgeable inspector who helped us understand the condition of the home before we committed. She also made sure we were aware of every timeline and requirement so we never risked losing our earnest money or falling out of compliance, something that’s very easy to do with HUD contracts.
We moved back to Colorado after living overseas and rented in Fort Collins for a year. Molly even connected us with someone local who helped us secure our rental while we settled in and explored the area with our family.
In the end, we won the HUD auction, completed a smooth inspection process, and closed on a home with solid potential and long-term value. She coordinated a third-party pre-drywall inspection to make sure the builder was following code and meeting their obligations, which turned out to be incredibly valuable.
