Let’s find the right home together.

For buyers

We tour together.

Not every listing that looks right on a screen holds up in person. I will tour homes with you, and when we find the right fit, I am the one to write the offer and work the purchase with you through closing.

I work across the Boulder area, so we can compare towns honestly: what you gain in space, and what you keep in the commute.

7 Steps to Buying

Buying a home in Colorado

01

Let’s Talk About Your Goals

We listen. You talk. You share your goals, questions, and timeline. We ask thoughtful questions, listen closely, and provide clear guidance, local insight, and a proven path forward – so you can move into the process with confidence.

02

Get Pre-Approved and Ready to Buy

Clarity first. Decisions follow. If financing is part of your plan, you work with a trusted local lender to define your buying power. We help connect you with the right professionals and context, so your budget is clear and your next steps are grounded in confidence.

03

Search for and Tour Homes

04

Make an Offer and Negotiate

Strategy matters. Timing matters more. You decide when it feels right to move forward. We craft a competitive offer, guide terms and negotiations, and manage the details – so you can act decisively and confidently.

05

Complete Inspections and Appraisal

Your why leads the way. We will review the property disclosures and coordinate a professional inspection of the entire property. If needed, we will obtain bids and negotiate for repairs or credits. We will also order and review a survey of the property lines if needed.

Nothing overlooked. Everything aligned. You review key documents with clarity. We help navigate title, HOA materials, and the appraisal process, addressing issues as they arise and keeping everything on track.

06

Prepare for Closing

07

Get Your Keys & Celebrate!

A new chapter begins. Welcome home. You review final numbers and step into your new home. We guide the final walkthrough, coordinate signing, and remain a resource – before, during, and long after closing.

Who this is for

Three common situations

A house with a yard, or none

A yard and a quiet street, or a walkable address with no lawn to tend.

You are relocating

New to Colorado, or coming back. Towns, commute patterns, and what close to Boulder means at 8 a.m.

You are buying and selling

If you need to sell one home and buy another, we plan the timing together: contingencies, dates, and a number you can use on both sides.
